Purchasing a New Construction Home? Reasons to why you need your own Agent!

There are always a ton of moving pieces when it comes to purchasing a home wether it be for an investment and or your personal home to live in. New Construction can seem very complex with just getting under contract as well as the types of loan that is available to you to the selections of upgrades that you may elect to add throughout the process. When you are ready to purchase a new construction home, there will be a builders agent ready to help you along with the process and offer their lender and you will close at their designated title companies office. Though keep in mind that you will need your own Real Estate Agent prior to previewing new construction homes or connecting with the builders agent. Though it seems easy to work with just the builders agent, keep in mind that you want an agent representing you and looking out for your best interest because that is what the builders agent is doing. Remember the builders agent has the builders best interest in mind because that is their job, not the interest of the buyers. With that said, remember that it is important for you to have your agent with you when you go the the builders office for the first time, so that they know you have an agent and that you are represented. The benefits of having your agent is having them negotiating extras as well as recommending financing & overseeing the entire process and assuring that the inspection goes well. There are many reasons that you may have unforeseen circumstances come up, and you may need to terminate your contract etc, and you will need your agent who has your best interest in mind supporting you and guiding you, because the builders agents interest again is the builder and getting the most money for the homes.
